Experience.About the role:The Resident Services Agent is
responsible for providing customer service support to residents and
prospective residents for the Small Property Division of Sunrise
Management. This includes answering telephones, greeting customers,
performing move-in procedures, processing maintenance service
requests, processing rental applications, filing, scheduling,
copying, faxing, mailing, general office support, and various tasks
as assigned.This is a Full-Time In-office position, Monday through
Friday, from 8:00 am to 5:00 pm.Salary range:$22.00 - $24.00What
you'll do: Include but not limited to:
- Backup for phone calls for regional property managers.
- Miscellaneous correspondence and administration including, but
not limited to letter writing, faxing, copying, and mailing.
- Maintain property and owner files in file order for assigned
portfolio.
- May compose narratives and cover letters, review monthly
financials.
- Mail monthly Income/Expense Reports and monthly fund
distribution to owners ensuring instructions for distribution are
followed.
- As directed, conduct communication with clients in a friendly
but professional manner to obtain or relay information as directed
by Regional Manager or Director of Management.
- Assist in promoting Sunrise Management and securing new
business.
- Monitor ADP to ensure staff is clocking as appropriate and
staff/manager timecard approvals are completed bi-monthly.
- Oversee flow of and coordinate receipt of weekly and monthly
reports from sites and delivery to corporate offices and
clients.
- Communicate with on-site staff on an ongoing basis about
missing documentation, reports, procedures, meetings, deposits,
timecards, etc.
- Assist the Regional Manager with coding, processing, and
preparing invoices for approval.
- Ensure the onsite staff is updating Market Surveys and
disseminate copies to appropriate parties.
- Assist Regional Managers with rent increase
administration.
- Assist Regional Managers with contracting and bidding.
- Prepare and review past due ledgers/statements to residents
mid-month.
- Prepare tenant bill back letters and input to Appfolio.
- Copy bills and mortgage statements for financial reporting to
clients.
- Assist with the maintenance of employee contact list for
Regional Manager's portfolio in accordance with Sunrise
Management's policies and procedures.
- Create flow charts as directed by Regional Manager.
- Draft/Develop procedures/policies as directed by Regional
Manager.
- Collect weekly vacancy reports from resident managers.
- Adhere to company accounting directives, including but not
limited to income accounting, expense control, and petty cash
accounting.
- Represent Sunrise Management and the community in a
professional manner by maintaining a positive businesslike attitude
in person and on the telephone. Dressing in a neat, clean,
professional manner and adhering to appropriate grooming.
- Adhere to Fair Housing Policies.What you'll need:
- Previous Property Management and administrative work experience
required.
- Must be highly computer literate and able to assimilate to new
software quickly.
- High school diploma or equivalent required.
- Excellent communication skills - both verbal and written.
- Incumbent must have reliable transportation available and have
a valid driver's license and automobile insurance, as travel to
various sites throughout the month will be required.Who you are:
